Decision Making in Title Services

In the past, homebuyers and sellers rarely gave much consideration to the selection of a title company. Typically, they relied on the company recommended by their lender or real estate agent. However, in an effort to protect consumers from predatory lending practices, recent legislation now requires the buyer (consumer) to select a title company from a list of available options. Under these regulations, lenders and real estate agents are no longer permitted to make this selection on the buyer’s behalf. At Anderson Title, we strive to make this decision straightforward and convenient for our clients.

During periods of strong real estate markets, some sellers choose to sell their homes without the representation of a real estate agent. Since 1990, Anderson Title has assisted buyers and sellers in completing their real estate transactions smoothly and professionally. Our experienced escrow officers and attorneys are available to provide guidance and support at every stage of the process.

Buyer Closing Preparation

Anderson Title will work closely with your lender to provide you with a Closing Disclosure, which will include the following:
  • Loan terms, including the loan amount, term, and interest rate
  • Final costs, including all fees, pro-rations, taxes, and other charges or credits associated with your purchase
  • A comparison of the final terms and costs with those previously provided in the Loan Estimate (LE) issued by your lender
Your closing appointment will be scheduled at your convenience and may take place in one of the following ways:
  • In person: At one of our closing offices, or we can arrange to meet you at a mutually convenient location
  • Online: Through a secure virtual closing platform utilizing advanced encrypted technology
At the time of closing, you will be required to present:
  • An original, unexpired government-issued photo identification (such as a driver’s license or passport)
  • A second form of identification with a photo, if available

Important Notice Regarding Funds

Wired funds are required for closing. Please note that Anderson Title does not accept wiring instructions transmitted via email or fax. All wiring instructions must be delivered directly to the closing office and will be verified prior to processing. For security reasons, changes to wiring instructions cannot be accepted once they have been received.

Seller Closing Preparation

Anderson Title will provide both you and the buyer’s lender with a Seller’s Closing Disclosure , which outlines the final terms of the transaction, including:
  • Sales price
  • Adjustments for prepaid items
  • Loan payoff amounts
  • Other relevant financial details
Your closing appointment will be scheduled at your convenience and may take place in one of the following ways:
  • In person: At one of our closing offices, or we can arrange to meet you at a mutually convenient location
  • Online: Through a secure virtual closing platform utilizing advanced encrypted technology
At closing, sellers should bring the following items:
  • An original, unexpired government-issued photo identification (such as a driver’s license or passport)
  • Evidence of recent tax payment (if payment was made within the past 30 days)
  • Evidence of recent HOA payment (if payment was made within the past 15 days)
  • Evidence of recent mortgage payment (if payment was made within the past 10 days)
  • Wiring instructions if the seller’s proceeds will be transferred via wire. The account must be held in the same name as all property owner(s).
